Fresh, well-priced homes sold in about five days, and one went 23% over asking. Homes that started too high sat for two to six months and sold about 12% below their first asking price. At this level, pricing right on day one is what makes or breaks a sale.

Most market reports cover every sale in town, from $900,000 condos to $12 million estates. That average tells you very little if you own, or want to buy, a $3.5 million to $9 million single-family home. This monthly update covers only that range, and only Los Gatos and Monte Sereno, because that is where I work.

What sold in Los Gatos
- Granada Way, $4.3M. Listed at $3.5M and sold 23% over asking in 5 days. This is what happens when a well-located home is priced to draw a crowd.
- Massol Avenue, $4.0M. A 5-bedroom home near downtown, listed at $3.898M and sold about 3% over asking in 5 days. Walk-to-downtown homes remain the most competitive slice of this range.
- Harwood Place, $6.4M. An 8,700+ sq ft estate that closed one day after hitting the market, about 4.5% under its $6.7M list price. One day on market usually means the buyer was lined up before the home was ever public.
- Hernandez Avenue, $4.35M. First listed at $4.995M and reduced to $4.498M. Sold after 65 days, 13% below the original price.
- Oak Meadow Drive, $3.938M. First listed at $4.498M and reduced to $3.988M. Sold after 174 days, 12% below the original price.
What sold in Monte Sereno
- Rose Avenue, $4.8M. A 5-bedroom home of about 2,700 sq ft, roughly $1,760 per square foot. Monte Sereno buyers are paying for the lot, the privacy and the address as much as the house.
- Saratoga–Los Gatos Road, $4.4M. A 3-bedroom home of about 2,700 sq ft, roughly $1,640 per square foot.
One Monte Sereno estate on Bancroft Avenue closed at $12.3M in September, above this report’s range. It is a reminder that the very top of the market is still active for the right property.
The lesson of September: the first price is the one that counts
Put the five Los Gatos sales side by side and the pattern is hard to miss. The three homes that were priced right at launch sold in one to five days. The two that started high spent 65 and 174 days on the market, needed price cuts, and finally sold about 12–13% below where they began. The market did not reward the extra months. It charged for them.
At $3.5M to $9M, the pool of active buyers in any given month is small. Most of them watch the market closely with their own agents and advisors. When a home launches above what they believe it is worth, they don’t make low offers. They wait. By the time the price comes down, the home has a history, and buyers use that history to negotiate.
The higher the price, the thinner the buyer pool. Only one Los Gatos home closed above $6M in September. If you are planning to sell in the $6M–$9M range, pricing and preparation matter even more, and so does who your agent can quietly bring to the home before and after it goes public.
Bigger picture
- Los Gatos overall: 243 single-family homes closed from January through September 2026, with a median price of $3.0M and homes selling at 101.7% of list price on average (Aegis Homes, MLSListings data).
- Inventory at the top: Los Gatos had 54 active listings priced at $2.5M and above, about 2.6 months of supply, still a seller-leaning market (Aegis Homes).
- Monte Sereno Q3: Five house sales by mid-September at a median of $4.0M, 11 median days on market, and 102% of list price (Juliana Lee).
- Jumbo mortgage rates: The 30-year fixed jumbo index stood at about 7.34% on October 1 (FRED), after 30-year rates hit a one-year high in late September (Forbes). Many buyers at this level pay cash or use stock compensation, but higher rates make financed buyers more careful about price.
What this means for you
If you are selling a $3.5M–$9M home
- Price for the buyers who are active right now, not for the best sale of the spring.
- Prepare before launch. The homes that sold in five days were ready on day one.
- Consider a quiet pre-market period. Some of the fastest sales at this level happen before the public ever sees the listing.
