The question comes up constantly with relocating executives: Los Gatos or Saratoga? Both are small, residential, and resistant to the density pressures reshaping the rest of Silicon Valley. Both have exceptional schools, low crime, and a price floor that ensures your neighbors have cleared a meaningful threshold. They are, in many respects, the two best residential options in the South Bay — and they are genuinely different from each other in ways that matter to how you want to live.

Price: What the Market Actually Shows

Los Gatos averages around $2.93M for single-family homes. Saratoga averages closer to $3.6M. That gap is not random — Saratoga has historically carried a premium tied to its association with Cupertino, Apple, and a longer tradition of estate-scale properties. But the gap has narrowed as Los Gatos — particularly Monte Sereno and the hillside areas — has appreciated sharply.

In practical terms: if your budget is $3.5M to $5M, both markets are fully accessible. Above $6M, Saratoga has more inventory. Below $3.5M, Los Gatos has more options.

Lifestyle: Two Very Different Village Identities

This is where the choice often gets made. Los Gatos has a genuine downtown village — North Santa Cruz Avenue — with independent restaurants, a weekend farmers market, wine bars, and a walkable street life that feels more like a Northern California small city than a suburb. If you want to walk to dinner from your home, that is entirely realistic in Los Gatos. The town has energy without being urban.

Saratoga’s village is charming and quieter. The Big Basin Way dining scene is excellent, but the vibe is more garden-and-orchard than street-life. Saratoga has a distinctly more residential character — sprawling lots, mature trees, winding roads — and many residents prefer exactly that. If you want to retreat from the intensity of Silicon Valley work culture rather than participate in a local community, Saratoga delivers that.

Schools: Legitimately Excellent in Both Towns

Neither market makes a wrong choice on schools. Los Gatos Union School District (elementary and middle) and Los Gatos High School consistently rank in the top 5% statewide. Saratoga Union School District and Saratoga High School are similarly positioned. Both towns attract families precisely because of this, which drives the demographic quality of both markets.

The distinction most families make is at the high school level. Los Gatos High and Saratoga High are crosstown rivals and close academic peers. Visit both campuses and talk to families before making this the deciding factor.

Commute: Slight Edges in Different Directions

For Apple Park in Cupertino, Saratoga has a slight edge — you can reach Apple via Saratoga-Sunnyvale Road and Wolfe Road in 15 to 20 minutes. Los Gatos to Apple Park via Highway 85 is 20 to 25 minutes.

For Netflix, eBay, and the Highway 17 corridor, Los Gatos is clearly better positioned. For Google in Mountain View, both towns are comparable — Highway 85 North is the route from either direction.

Privacy: Both Are Residential, Saratoga Goes Further

Both towns are residential and feel removed from the Valley’s commercial density. But Saratoga — particularly the Pierce Road and Saratoga Hills corridors — offers estate-scale properties on hillside lots with serious seclusion. If you want a property where the nearest neighbor is across an acre of oak trees, Saratoga has more of that inventory at more price points.

Monte Sereno, which is technically a separate incorporated city inside Los Gatos, is the Los Gatos equivalent — sub-city privacy, one-acre-plus lots, estate homes. It’s a smaller inventory but no less private.

Who Belongs in Each Town

Los Gatos: Executives who want to actually live in their community — walk to dinner, know their neighbors, feel the town rather than just sleep in it. Families who value school quality alongside walkability. Those new to the area who benefit from a more connected social environment as they build their Bay Area roots.

Saratoga: Executives who want maximum land, quiet, and a distinctly private residential retreat. Buyers who are willing to pay the premium for the Saratoga name and the larger lot sizes it commands. Those with strong Apple or Cupertino connections who value the slight commute advantage.
