Nvidia’s growth over the past three years has been well-documented. Less discussed is what it’s meant for the residential real estate decisions of Nvidia’s senior technical and executive staff. Principal Engineers, Distinguished Engineers, Directors, and VPs who joined with meaningful equity grants are now navigating a buying power they may not have fully internalized. Saratoga and Los Gatos are where that buying power makes the most sense in Silicon Valley — and here’s why.

The Commute: One of the Best in the Valley

Nvidia’s Santa Clara headquarters sits off Bowers Avenue, directly accessible from Highway 101 and San Tomas Expressway. The town is architecturally and aesthetically understated. The lots are large, the roads are quiet, and the community does not call attention to itself. For engineers and technical leaders who have spent the last decade building something real and are now ready to invest in where they live, Saratoga delivers on those values.

The Hakone Gardens — a Japanese cultural garden in the Saratoga Hills — is a detail worth noting for colleagues from Nvidia’s significant Japanese-American engineering community. It’s not why people move to Saratoga, but it reflects a cultural attentiveness in the town that matters to some buyers.

Saratoga’s schools — Saratoga Union School District and Saratoga High School — are among California’s most consistently high-performing, which is the decisive factor for many families.

Los Gatos as the Right Answer for Others

Not every Nvidia buyer gravitates toward Saratoga’s quiet. Los Gatos offers a different combination: a genuine walkable downtown village, more social energy, and the Monte Sereno option for those who want maximum privacy at the senior leadership level.

Los Gatos also carries what might be called the Netflix adjacency premium — the company’s headquarters is here, which has influenced both the town’s demographic profile and its energy. For Nvidia executives who’ve spent time with Netflix or are building toward board-level participation in multiple companies, Los Gatos has a community of peers that Saratoga simply doesn’t.

What Nvidia Buyers Prioritize

Across every Nvidia buyer I’ve worked with, the priorities are consistent: elite schools for school-age children, a dedicated home office or workspace (these are people who work intensely, including at home), a quiet neighborhood that genuinely doesn’t intrude, and a property that reads as accomplished. None of them want to live in something that feels like a status display. They want quality that is evident to someone who knows what they’re looking at.

That’s precisely what the best properties in Saratoga and Los Gatos offer.

Getting Pre-Approved with RSU Income

This is the step that trips up many first-time jumbo buyers. Your lender needs documentation that most people don’t have readily assembled: current grant agreement and vesting schedule, last two years of tax returns with Schedule D showing RSU vest income, pay stubs showing net comp after withholding, and a letter from HR confirming continued employment and equity grants.
