I sell in both towns, live at the intersection of both communities, and even have a street named after my family in Monte Sereno — Seaborn Court. So when clients ask me to help them choose between Monte Sereno and Los Gatos, I’m not choosing a side; I’m helping them understand two towns that sit five minutes apart but feel meaningfully different to live in day to day.
Price: A Meaningful Gap
Los Gatos’ median sold price is $3.28M. Monte Sereno’s median is $4.8M, running about $1,840 per square foot. That gap isn’t just about home size — it reflects Monte Sereno’s extreme scarcity as a market, with a much smaller number of homes changing hands each year. If budget is a primary constraint, Los Gatos offers considerably more inventory and more flexibility across price points, from condos and townhomes downtown up through multimillion-dollar estates.
Pace of the Market
Both towns move fast, but Monte Sereno edges out Los Gatos: homes there average just 14.5 days on market compared to Los Gatos’ 17 days. In practice, this means Monte Sereno buyers need to be even more prepared to act quickly and decisively than Los Gatos buyers, despite the higher price point.
Lifestyle: Walkable Downtown vs. Total Privacy
This is usually the deciding factor for my clients. Los Gatos offers a genuinely walkable downtown — restaurants, boutiques, coffee shops, all within a short walk of many residential streets. Monte Sereno has essentially no commercial zoning; it’s purely residential, quiet, and private, with larger average lot sizes. If you want to walk to dinner, choose Los Gatos. If you want to come home and feel like you’ve left the world behind, Monte Sereno delivers that in a way few Silicon Valley towns can match. My Monte Sereno guide and Los Gatos neighborhoods guide both go deeper into this comparison.
Schools: Identical Access
This surprises a lot of buyers: Monte Sereno and Los Gatos share the same school system. Both feed into Los Gatos Union School District and Los Gatos High School, which is consistently ranked among the top public high schools in Santa Clara County. So the “which town has better schools” question simply doesn’t apply here — it’s a non-factor in this particular decision.
Commute: Nearly Identical
Because the two towns are adjacent, commute times to major employers are within a few minutes of each other. Netflix HQ, Apple Park, NVIDIA, ServiceNow, and Applied Materials are all reachable in similar windows from either town — see my Netflix, Apple, NVIDIA, ServiceNow, and Applied Materials guides for exact drive times. Commute is rarely the deciding factor between these two towns specifically; it matters more when comparing either of them to towns further away like Saratoga or Cupertino proper.
Lot Sizes and Privacy
Monte Sereno’s zoning generally supports larger minimum lot sizes than much of central Los Gatos, which is part of why the town has retained such a low-density, private character over the decades. Buyers who want a pool, a guest house, or simply significant distance from neighbors tend to find more of that in Monte Sereno, though Los Gatos’ hillside and Blossom Hill neighborhoods can offer comparable privacy at a somewhat lower price point.
Who Should Choose Which
In my experience, buyers who choose Los Gatos over Monte Sereno usually prioritize walkability, a broader range of price points, and a more socially active day-to-day environment. Buyers who choose Monte Sereno usually already have significant equity, prioritize privacy above all else, and don’t mind driving five minutes for dinner instead of walking. Neither choice is wrong — they’re simply optimized for different priorities, and I’ve helped families move both directions between the two towns as their needs changed over the years.
The Agent Relationship Matters in Both
Both markets are small and relationship-driven in their own ways. Monte Sereno especially, given how few homes trade there annually, rewards buyers and sellers working with agents who are known and trusted by the handful of agents who handle most of that town’s transactions. I’ve built that trust over 25 years in both markets, which is part of why I’m able to move quickly for clients choosing between the two.
