What you’re trading a few extra minutes for is top-ranked schools, a walkable small-town downtown, and homes priced 30 to 50 percent below Palo Alto for equivalent square footage.

The 85/280 interchange is the key. From central Los Gatos, you’re on Highway 85 in minutes. North to 280 and on to Menlo Park is a highway run — no lights, no surface street crawl. Morning traffic is real, but the drive is consistent compared to anything going through Mountain View or Sunnyvale.

What Meta Comp Means for Buying Power in Los Gatos

Senior Meta engineers and executives — E6 through E9, Director and above — are carrying total compensation in the $500,000 to $3 million-plus range. At those income levels, Los Gatos opens up almost entirely. The market averages $2.93 million, and Monte Sereno — adjacent, no commercial zoning, exceptional privacy — averages $5.54 million.

In Palo Alto, $3 million gets you a 1,500-square-foot remodel project on a small lot. In Los Gatos, that same budget reaches 2,500 to 3,000 square feet with a yard, a three-car garage, and a home office that actually functions. For E7 and above buyers who’ve been renting in the South Bay, Los Gatos is frequently the answer they weren’t considering.

Meta employees typically evaluate three corridors: the Peninsula (Palo Alto to San Mateo), the East Bay (Orinda, Lafayette, Danville), and the South Bay (Saratoga, Los Gatos, Campbell). Here’s why Los Gatos consistently wins for a specific buyer profile:

Not all of Los Gatos is equidistant from Highway 85. Buyers optimizing for commute efficiency should focus on areas with quick 85 access: the flats north of downtown near Los Gatos Boulevard, the Vasona area near Blossom Hill Road, and neighborhoods near Lark Avenue. These locations shave 5 to 10 minutes off the commute while keeping you in the Los Gatos school district.

Buyers who prioritize privacy and acreage — and are willing to add a few minutes to the drive — look at hillside neighborhoods above downtown and properties near the Monte Sereno border. These homes rarely surface on the open market at fair value.

What Meta Buyers Prioritize

After years of working with Meta engineers and executives, the patterns are clear: a dedicated home office (not a converted bedroom — a true separate workspace with appropriate power and connectivity), at least a three-car garage, proximity to schools, and a functional backyard. Privacy matters more than it used to. Many Meta buyers explicitly request properties without direct street-level sightlines.

The best properties matching this profile don’t always appear on Zillow. Sellers with significant equity and established community ties frequently prefer quiet transactions.
