Both towns sit in the foothills on the west side of Silicon Valley. Both have excellent schools, small-town downtowns, and zip codes that signal you’ve arrived. But they are not the same place, and after 25 years selling exclusively in Los Gatos and Monte Sereno, I can tell you exactly where they diverge.
The Core Difference: Walkable Downtown vs. Estate Privacy
Los Gatos has one of the only genuinely walkable downtowns left in Silicon Valley — you can buy a house within a 10-minute walk of Main Street, drop your kids at school, and be at dinner at a restaurant you can walk home from. Saratoga’s downtown (“The Village”) is charming but much smaller, and most Saratoga homes are built around larger lots and quieter, more separated streets. If you want a town that feels alive on a Friday night, Los Gatos wins. If you want maximum privacy and acreage, Saratoga often wins.
Commute Times: Both Are Strong, Los Gatos Edges Ahead for Some Employers

Here’s where it gets interesting, and where a lot of relocation guides get lazy with generic advice. Los Gatos’ current median sold price is $3.28M, homes are averaging just 17 days on market, and the list-to-sale ratio sits at 101.3% — meaning well-priced homes are routinely selling above asking. Saratoga’s pricing runs in a similar band, but inventory is thinner and turnover is slower, which means when the right Saratoga home does hit the market, competition can be even more intense because buyers have fewer options to choose from in a given month.
Schools: Both Excellent, Different Feel
Los Gatos High School is consistently ranked among the top public high schools in Santa Clara County, and the K-8 feeder schools in town are equally strong. Saratoga High School (part of the Los Gatos-Saratoga Joint Union High School District, the same district as Los Gatos High) is its academic peer — families sometimes don’t realize both towns actually share a high school district. The real difference shows up at the elementary and middle school level, where Saratoga’s schools lean slightly more competitive academically, while Los Gatos’ schools tend to have a broader mix of extracurriculars tied to the town’s more active downtown and creek trail culture.
Which One Fits a Tech Executive?
In my experience representing dozens of Apple, Netflix, Google, and NVIDIA employees over the years, here’s the honest breakdown: if you want walkability, a shorter commute to Netflix or Apple, and a town where you can be at a restaurant patio in five minutes after a long day, choose Los Gatos. If your priority is a larger lot, more privacy, and you don’t mind driving everywhere, Saratoga is worth a serious look. Neither is the “better” town in absolute terms — they serve different lifestyles, and any agent who tells you one is objectively superior probably doesn’t sell in both.
