Above $4M, the inventory shifts to Pierce Road hillside estates and larger parcels closer to the Saratoga foothills. Saratoga’s school district, particularly Saratoga High School, is a primary driver for buyers with children at or approaching high school age.

International buyers with ties to the Silicon Valley tech ecosystem remain active in this market, particularly at the upper price tiers. They prioritize Saratoga’s combination of school quality, prestige, and the Japanese garden aesthetic that resonates strongly with buyers of East Asian heritage.

How Saratoga Compares to Los Gatos and Monte Sereno

Saratoga, Los Gatos, and Monte Sereno form a cluster of South Bay luxury markets that share character but differ in specific ways. Los Gatos has a more active downtown and a distinct mountain-town energy. Monte Sereno offers larger lots with Los Gatos school access. Saratoga sits between them in price and personality — quieter than Los Gatos, more accessible than the deepest Monte Sereno parcels, with a school district that rivals both.
