That premium isn’t irrational sentiment — it’s the market accurately pricing one of California’s best-performing public school systems into the real estate it serves. If you’re buying in this area with children, understanding exactly where you stand relative to the district boundary isn’t optional.
The Los Gatos Union School District: What You’re Paying For
LGUSD serves grades K–8 across multiple elementary schools, with Van Meter, Lexington, and Daves Avenue among the elementary campuses. Fisher Middle School feeds into the high school pathway. These schools consistently rank among the top performers in California by test scores, graduation rates, and college placement metrics. The district is well-funded, has active parent involvement, and maintains strong academic standards that genuinely differentiate its graduates.
For high school, LGUSD students attend Los Gatos High School, which operates under the Los Gatos–Saratoga Joint Union High School District. LGHS ranks in the top 5% of California high schools. Crucially, Monte Sereno residents — though in a separate city — attend the same schools, which partly explains Monte Sereno’s pricing premium relative to similarly sized lots elsewhere.
Which Cities Feed Into LGUSD
The primary municipalities served by LGUSD are the Town of Los Gatos and the City of Monte Sereno. However, certain portions of Saratoga and unincorporated Santa Clara County also fall within LGUSD boundaries. The district is not perfectly coterminous with any single municipality’s limits, which is exactly what makes boundary verification essential.
Why You Cannot Rely on Zillow or Redfin for School District Data

It’s a small incorporated city of roughly 3,300 residents bordering Los Gatos to the west, with lots that tend to be larger than comparable Los Gatos parcels and pricing that often represents better per-square-foot value. The schools — including LGHS — are identical. The prestige is distinct and genuine. And because Monte Sereno attracts less search traffic than “Los Gatos” as a keyword, motivated buyers can sometimes find better value with less competition.
If school quality is your primary driver and you want to maximize what you get for your real estate dollar, the combination of LGUSD access and Monte Sereno land is worth exploring.
