Google Employees Moving to Los Gatos — What Senior Googlers Need to Know
You’ve hit a level at Google where the comp is real and the next logical question is where you actually want to live. If you’ve been in San Jose, Sunnyvale, or Santa Clara, you know those markets. You’ve probably looked at Los Altos, South Mountain View, maybe Palo Alto. But Los Gatos consistently beats all of them on the combination of what you get, what you pay, and the quality of life on the other side of your commute. Here’s what senior Googlers considering the move need to understand.
The Commute from Los Gatos to Mountain View
Google’s main campus is in Mountain View, off Charleston Road and Amphitheatre Parkway. From Los Gatos, the drive is Highway 85 North — 25 to 30 minutes in off-peak conditions. With a hybrid schedule at L7 and above, many Google engineers are commuting three days or fewer per week. On those days, a 27-minute highway drive is not a burden. It is, in fact, shorter than what most people commute in New York, Chicago, or any dense metro.
The Google shuttle network has also expanded its South Bay coverage. Depending on your team and schedule, you may have bus options from the Los Gatos transit center that eliminate the drive entirely.
What L7–L10 Comp Actually Buys in Los Gatos
Senior Software Engineer (L6–L7) Google total comp typically runs $500K to $1M when RSUs are included. Staff (L7) to Senior Staff (L8) ranges from $900K to $1.8M. At the Distinguished Engineer and VP level, you’re looking at $2M to $4M+. Lenders who specialize in jumbo mortgages understand RSU income — they need your offer letter, vesting schedule, grant history, and ideally two years of tax returns showing RSU income. With that documentation in order, your buying power is real.
In Los Gatos, L7 comp supports a $3M to $4.5M purchase comfortably. L8 and above opens the $5M to $7M range. That buys you a 4,000 to 6,000 square foot home on a half acre or more, in one of California’s top school districts. In South Mountain View or Los Altos, those same dollars buy considerably less — smaller lots, older stock, and prices that reflect how close the competition is.
Why Los Gatos Beats the Closer Options
Senior Googlers often start their search in Los Altos or South Mountain View because they’re close to campus. Here’s why they frequently end up in Los Gatos instead:
- More land — Los Gatos and Monte Sereno regularly offer half-acre to one-acre parcels. Los Altos and South Mountain View are largely quarter-acre suburban lots.
- Better schools — Los Gatos Union School District and Los Gatos High School outperform most Peninsula options on standardized metrics. For engineers with kids, this is the deciding factor.
- Lower price per square foot — Despite the prestige, Los Gatos consistently comes in 15–25% below Los Altos Hills and Palo Alto on a per-square-foot basis.
- Monte Sereno option — For senior leaders who want genuine privacy and one-plus-acre estate living, Monte Sereno is unmatched at its price point.
The Google Buyer Profile
Most of the Google buyers I work with are making their first move into the $3M–$6M tier. They’ve been in San Jose, Sunnyvale, or a condo situation and are now in a position to buy at the level their comp warrants. They are sharp, they’ve done the research, and they don’t want to be sold — they want a knowledgeable partner who knows the local inventory, understands their comp structure, and can move efficiently when the right property appears.
This buyer often needs guidance on one specific issue: getting lender pre-approval with RSU income. Not all lenders handle this well. I work with a short list of jumbo lenders who understand how to underwrite Google comp correctly, so that pre-approval letter is credible when you make an offer.
What Senior Googlers Have Bought in Los Gatos
Recent transactions in the market have included modern farmhouses in the Belgatos Hills area in the $4M to $5M range, renovated mid-century homes walking distance from downtown Los Gatos at $3M to $4M, and Monte Sereno estate properties — private, gated, with pools and detached offices — in the $5M to $7M range. The inventory shifts seasonally; the best properties rarely sit longer than two to three weeks.
