You’ve accepted the offer. Maybe it’s a VP role at Apple, a director position at Google, or an executive seat at one of the dozens of high-growth companies anchored in the South Bay. Now the real work begins: figuring out where to live in one of the most competitive real estate markets on earth — and doing it fast, from two thousand miles away.
Most relocating executives start with the obvious names: Palo Alto, Atherton, Menlo Park. They’re wrong — or at least, they haven’t done the full analysis yet. Los Gatos and Monte Sereno consistently outperform those markets on the metrics that matter most to executives with families: value per square foot, lot size, privacy, school performance, and commute times to South Bay campuses.
Why Los Gatos and Monte Sereno Win the Executive Comparison
Palo Alto carries a powerful brand, but that brand commands a premium that doesn’t always translate to livability. At a comparable price point, Los Gatos delivers significantly more land, more privacy, and a lifestyle that doesn’t feel like an extension of the office. Monte Sereno — a small, incorporated city completely surrounded by Los Gatos — is the true executive enclave: no commercial development, acre-plus lots, gated streets, and an absolute silence that’s increasingly rare in the Bay Area.
Atherton is larger lots and old money prestige, but it orients northward — toward San Francisco and the Peninsula commute corridor. If your campus is in Cupertino, Santa Clara, or Los Gatos itself, you’re adding 30 to 45 minutes each way. That’s not a minor inconvenience at an executive pace; it’s a quality-of-life decision made every single day.
Commute Times from Los Gatos to Major Tech Campuses
This is where the math changes for South Bay executives. From Los Gatos, your commute looks like this under normal conditions:
- Apple Park (Cupertino): 20 minutes via Hwy 85
- Google (Mountain View): 25 minutes via Hwy 85 north
- Netflix HQ (Los Gatos): Literally next door — under 5 minutes
- Meta (Menlo Park): 35–40 minutes via Hwy 17 and 85
- Nvidia (Santa Clara): 25 minutes via Hwy 17
For comparison, those same campuses from Palo Alto add 15 to 25 minutes in each direction on the southern leg.
The Lifestyle Premium
Downtown Los Gatos is genuinely walkable in a way that surprises executives who expect Silicon Valley to be purely suburban. Independent restaurants, wine bars, boutiques, and a Saturday farmers market create a town center with real character. The Michelin-starred dining corridor extends into nearby Saratoga. Los Gatos Creek Trail and the Lexington Reservoir provide immediate outdoor access. Wine country — the Santa Cruz Mountains AVA — begins at the western edge of town.
This is the lifestyle premium executives are actually buying: a place that doesn’t feel like a tech campus extension, but that keeps them minutes from one.
How to Approach a Relocation Search from Out of State
The Los Gatos market moves fast. Homes at the $2.5M–$4M price point — the primary executive tier — routinely go into multiple offers within days of listing. Relocation buyers who haven’t pre-positioned themselves lose deals to local buyers who have.
The right approach has four components. First, get fully underwritten pre-approval (not just pre-qualification) before your first virtual tour. Sellers in this market will not take offers seriously without it. Second, work with an agent who understands compressed relocation timelines and can run virtual walkthroughs with the detail you need to make a confident remote offer. Third, understand the disclosure package — California requires extensive seller disclosures that are meaningfully different from most other states, and reading them quickly is a skill. Fourth, have your equity compensation structure sorted before you start: RSU vesting schedules and stock grants complicate the down payment picture, and lenders need time to underwrite them.
What’s Different About Buying Here vs. Other US Markets
California is non-contingent culture. Offers without loan or inspection contingencies win. That’s not reckless — it’s how this market is structured, and experienced buyers manage risk through pre-inspections during the brief listing window. You need an agent who can arrange that quickly and interpret what they find accurately. You also need someone with genuine market knowledge, not just MLS access — someone who can tell you whether a price is sharp or stretched before you make the call from a conference room in another time zone.
Work with a Relocation Specialist Who Knows This Market
Annette Seaborn has worked with relocating executives for 25 years in Los Gatos, Monte Sereno, and Saratoga. She understands the compressed timelines, the equity comp questions, the school boundary nuances, and the off-market access that makes the difference between finding the right home and settling for what was available. If your company is moving you to Silicon Valley, the first call you make should be to a local expert who has done this hundreds of times.
